Loft Conversions – Technical Information

Construction and Design

Some firms leap straight into drawing up plans the moment you say the word “loft.” We prefer not to design anything until someone with actual structural know-how — a structural engineer, no less — has had a proper look around.

At Fulham Lofts, we send our engineers out first. They’ll poke around your roof space, measure things with very serious faces, and calculate exactly what’s needed to maximise space, headroom and stability — without lumbering your loft with steel beams the size of submarines.

This approach is not standard. It should be, but it’s not. Which is one very good reason to choose us.

Constructing the Floor

As part of the process, we build the new floor on top of existing walls. This might not sound thrilling, but it reduces noise and vibration for the poor souls downstairs. It also stops your ceiling from suddenly remembering gravity.

Ceiling and Wall Construction

Our engineers don’t disappear after the tea break. They stay on to oversee the proper reinforcement of your roof rafters. Which is rather important if you’d like your loft to stay where it is.

Ventilation and Insulation

Bad insulation turns your loft into a winter freezer and a summer kiln. Bad ventilation turns it into a swamp. We avoid both. You get proper sound insulation, proper heat retention, and a space that doesn’t fog up like a dragon’s bathroom.

Structural Finishing

Once the frame’s up, the whole thing gets plasterboarded and skimmed. No rough edges. No surprises. Just clean walls and a slightly smug sense of satisfaction.

Stairs

By the end of week one, our stair designer will visit your home. They’ll take careful measurements and design a bespoke staircase that fits perfectly. No guesswork. No mismatched steps. No creaky nonsense.

Heating and Plumbing

We only use Gas Safe registered plumbers. They know what they’re doing, and they do it with minimal drama. En-suite bathrooms? Fine. Saunas? If you insist. Steam rooms? Why not.

Radiators come fitted with standard thermostatic valves and are powerful enough to heat even the chilliest eaves.

Electrical Installation

Our electricians are fully NICEIC certified. That means they can issue a proper safety certificate. No sparks. No fuss. No gobbledygook.

Fire Regulations

Turning your house from two storeys into three means dealing with fire regs. You can’t just toss a smoke alarm in and call it a day.

Our consultant will walk you through what’s needed — from alarms to fire doors — and make sure everything complies with current building regulations. Without terrifying you.

Constructing Dormers

If you’re choosing a dormer conversion, you’ve got options. Pitched roof? Flat roof? Mansard? We’ll walk you through it.

Dormers offer the most headroom and reduce that annoying loft slope to something far more useable. Most don’t even need planning permission, and we offer a lovely range of finishes to match your home — tiles, cladding, and so on.

Roof Lights and Windows

We only use Velux roof lights. They come in more styles and sizes than you’d think necessary, and they work beautifully. You can even dress them up with Velux blinds in more colours than a sweet shop.

If your dormer features regular windows, we’ll match them to your existing ones. Continuity, dear reader, is everything.

Green Loft Conversions

(Because building up shouldn’t mean burning the planet down)

We take our environmental responsibilities seriously. Partly because it’s the right thing to do, and partly because our children (and their future tax bills) are watching.

Nearly 30% of Britain’s carbon output comes from homes. So converting your loft is a brilliant excuse to make your property more energy-efficient — and lower your bills while you’re at it.

Solar Panels

We can connect your hot water system to roof-mounted solar panels, providing sun-powered hot water for roughly seven months of the year. They fit neatly. They work quietly. And they save you money while annoying your boiler.

Velux Solar Panels and Insulation

Over 40% of heat loss in a home escapes through the roof. So when we insulate, we insulate properly — the floor, the walls, the lot. It’s like giving your house a woolly hat.

And speaking of woolly hats: we prefer insulation made from natural sheep’s wool. It’s effective, eco-friendly, and much less itchy than the pink stuff.

Drainage

We offer guttering made from aluminium. Why? Because it lasts 50 years and can be recycled when it finally gives up. That’s the long game.

Hot Water Storage

Many of our customers choose to upgrade their boiler when converting their loft — and rightly so. Modern unvented hot water cylinders are far more efficient than the clunky old models. Less energy. More savings. No prehistoric rumblings from the airing cupboard.

Further Energy Saving

All the timber we use is responsibly sourced — either FSC or PEFC certified. That means the forests are managed properly, new trees are planted, and the ecosystem gets to carry on doing its job.

We also use windows with low U-values (the lower, the better). These keep the heat in and the bills down.

Finally, we recycle as much construction waste as humanly possible. The less that ends up in landfills, the better for all of us.
